For those not familiar with Florida vacation rentals, this page will review some important common terminology. Others may view vacation homes by selecting a destination city to the right.

This may allow someone looking for Florida vacation rentals to better focus on an appropriate property and avoid some of the problems that inevitably arise after a vacation home has finally been visited. Please keep in mind that the following description of terms may vary by region and/or individual and only serve to remind the prospective renter of the complexity of renting a vacation home. Terms for Florida Vacation Rentals:

	House - an independently-built residential structure surrounded by property belonging to the structure (yard).
	Condo - a unit of residence built with outside walls, floor and ceiling or roof common to adjacent units; no independent yard but common property surrounds a building of multiple units.
	Condominium - same as condo.
	Duplex - similar to condo but only 2 adjacent units.
	Triplex - same as duplex but with 3 units.
	4-plex - same as duplex but 4 units.
	Townhouse - similar to condo in construction but usually built with 2 or more floors; may have small adjacent property belonging to the unit (backyard).
	Cottage - usually a small house.
	Bungalow - usually a small house but may have an open floor plan with few interior walls.
	Apartment - built similarly to condo but all units, land and building owned by same individual or organization.
	Cabin - usually a house with a rustic appearance.
	Home - a general term which can refer to any of the above types of structures.
	Villa - same as Home.

Florida vacation rentals are basically furnished residential housing units offered for short term rentals. Since they do not fall under business zoning or code, unlike motels, hotels or resorts, they will generally be found within residential neighborhoods. All of the above terms in Florida are commonly used when referring to vacation rentals. Manufactured homes, mobile homes, trailers and such can also be regarded, if rented as such, as vacation rentals.

Sometimes in the marketing of a vacation rentals property the terms used to describe rental locations and surroundings can be confusing or stretch the imagination. We'd advise that many questions be asked before any contract is signed. The following terms should always give rise to extended thought:

Beachfront - directly on and facing the beach. This could mean different things if renting a house or a condo in a complex.

Beach view - beach area can be seen. Is this a full frontal view or side window? Are there obstructed views of the beach and/or ocean?

Ocean view - ocean can be seen. Same questions as beach view.

Beach House - can be:

house directly on the beach, as in 'beachfront'.

house in a beach town but may not be directly on or even very near the shoreline and/or beach.

Additional terms

Waterfront - can be any type of freshwater or saltwater, suitable or unsuitable for recreation.

Bay front - fronting on a bay.

Saltwater access - generally refers to a navigable waterway eventually connecting to a body of saltwater.

Gulf/ocean access - generally refers to a navigable waterway eventually connecting to an ocean.

Deep water canal - usually referring to a navigable waterway deep enough for sailboats or deep-draft boats.

Direct access - navigable waterway with no impediments such as bridges, boat lifts, waterway locks, etc.
